Chadwick Place is a very popular subdivision. It's located just south of War Memorial / Route 150 just off Koerner Road. There are many wooded lots around the sides of the subdivisions while some of the homes back up to the Polo fields of Weaver Farm. The size of the homes starts around 2,800 square feet and the covenants call for a generous amount of brick on the exterior. Chadwick Place has a Peoria mailing address, is in the city of Peoria, and the Dunlap School District. It is located one mile from The Shoppes at Grand Prairie and interstate access. As such, it is only 10 minutes from downtown Peoria. We not only work in this neighborhood-we have also been fortunate to call it home! We lived here for a few years before building our current home. In fact, we have lived in quite a few of the Dunlap area subdivisions (about 11 moves throughout the area in the last 20 years) and love the easy access to downtown, dining, entertainment, and shopping. It's also only 1/4 mile away from Sommer Place Park that offers a number of park district activities year round including basketball, tennis, soccer, playgrounds, walking trails, a fishing pond, baseball, and a skateboard park.
Chadwick Place has a home owners association and is located in the Dunlap school district, with a Peoria address. One question we get often is, "If a home has a Peoria mailing address, is there a chance that the school district might change from Dunlap to Peoria's District 150?" This is not a possibility. Once an area is determined to be in a specific school boundary, it will remain in that districts boundary.
This is made a little more confusing because many of the public home search sites show this area as being in the District 150 school district, which is not the case. It shows up this way because those sites only show the schools that are closest in proximity to the neighborhoods. Chadwick Place and Chadwick Estates both go to Ridgeview Elementary School, (Dunlap school off of Radnor Road) Dunlap Valley Middle School, and Dunlap High School.
There are many beautiful homes throughout and it's a wonderful address to come home to. Because we have lived here and work extensively within these subdivision, we are also aware of many homes that could be a potential match for your housing needs that may not be on the open market yet!
